Conversion of a Category A Listed Building in Edinburgh, New Town, designed by William Playfair in 1820 and more recently used as offices.
The ground floor flat has 2 generous bedrooms and an opulent living room with kitchen located to the rear of the room. A new shower room, en suite and utility cupboard were carefully fitted into a smaller room to the rear.
The lower ground floor flat has 3 bedrooms and a grand living room with kitchen in an adjoining room connected by a new structural opening. A family bathroom and en suite were installed in existing internal rooms.
My client’s Category B Listed flat in Stockbridge, Edinburgh, had a small separate dining room accessed via a door from the existing kitchen.
To create a more sociable kitchen and dining room the wall between the rooms was taken down. The structural opening was carefully detailed with architraves to match the existing, the beautiful cornices retained and new floor matched to the existing. The kitchen has a double sided peninsula where the wall was removed. A new window seat with storage was also installed as a place to relax.
My client’s Category C Listed warehouse in Leith, Edinburgh was converted into flats in the 1990s. The flats had small separate kitchens and the original cast iron columns had been boxed in.
A spacious open plan kitchen living dining room was created by removing non structural partitions. The original cast iron columns were exposed. Instead of plasterboard encasement, intumescent paint is used to maintain the columns structural strength in a fire. The existing bathroom was replaced with a modern walk in shower room. There was also new lighting, heating, flooring and redecoration throughout. My client’s chose a sophisticated grey colour scheme for the interiors with a vibrant red paint for the columns to make them a characterful feature.
I established a good relationship with the clients and have now worked on redeveloping 3 flats in this development.

My client’s Category A Listed flat in New Town, Edinburgh had a huge living room, 1 bedroom and a separate toilet and bathroom. They appointed me to obtain Listed Building Consent with the view to sell the property with permission.
A second bedroom was created by reinstating a wall and doorway in the living room. The kitchen gained space for a dining table by redesigning the kitchen layout. An en suite and robe area was fitted into the master bedroom. A basin was added to the toilet.
Following the successful sale of the property, I made a few minor alterations to the layout and submitted a Building Warrant application for the new owner.
