Conversion of a Category A Listed Building in Edinburgh, New Town, designed by William Playfair in 1820 and more recently used as offices.
The ground floor flat has 2 generous bedrooms and an opulent living room with kitchen located to the rear of the room. A new shower room, en suite and utility cupboard were carefully fitted into a smaller room to the rear.
The lower ground floor flat has 3 bedrooms and a grand living room with kitchen in an adjoining room connected by a new structural opening. A family bathroom and en suite were installed in existing internal rooms.
The general office shall become a living/ dining room with open plan kitchen and large box room cupboard accessed off it. The private office shall become a generous double bedroom with plenty of wardrobe space. A shower room is created by enlarging the existing toilet, thus minimising new drainage. More useful storage is provided in the entrance vestibule, in the position of a former glazed screen, so the bedroom gains privacy too. A stone wall shall be reinstated externally to create a private garden and a screen from the street. The windows and rooflights shall be replaced to meet the heat loss and ventilation requirements. The roof and wall insulation may also be upgraded to current standards.
